1. Business Disclosure
FL Home Buyers LLC is a licensed General Contractor (License: CGC1534000) and real estate investment company operating in the State of Florida. We purchase residential properties for cash as a principal buyer, not as a real estate broker or agent.
Important:
We are NOT a licensed real estate broker. We do NOT provide brokerage services, charge commissions, or represent sellers. All transactions are direct purchases by FL Home Buyers LLC for our own investment account.
2. No Brokerage Relationship
Under Florida law, FL Home Buyers LLC is not required to provide you with a brokerage relationship disclosure because we are not acting as a real estate broker or sales associate. We are the buyer in all transactions.
We do not represent your interests as a seller. We represent only our own interests as the purchasing party. You are encouraged to consult with your own attorney, tax advisor, or real estate professional before entering into any transaction.
3. Property Purchase Disclosures
3.1 As-Is Purchases
All properties are purchased "as-is, where-is" with all faults and defects, known or unknown. We do not require repairs, inspections, or warranties. However, sellers are still required to disclose known material defects as required by Florida law.
3.2 Property Condition
We purchase properties in any condition, including those with:
- Code violations and unpermitted work
- Structural damage or needed repairs
- Foreclosure proceedings
- Probate or estate situations
- Tenant-occupied properties
- Tax liens or other encumbrances
The purchase price reflects the property's condition, and we assume responsibility for addressing any issues after closing.
4. Offer and Transaction Disclosures
4.1 Preliminary Offers
Any initial offers or estimates provided are preliminary and non-binding. All offers are subject to:
- Our inspection of the property
- Verification of title and ownership
- Confirmation of property condition
- Our internal approval process
- Execution of a written purchase agreement
4.2 No Guarantee of Purchase
We reserve the right to withdraw or modify any offer at any time before execution of a written purchase agreement. We do not guarantee that we will purchase any property, even after making an initial offer.
5. Financial Disclosures
5.1 No Commissions or Fees
We do not charge sellers any commissions, fees, or service charges. As the buyer, we pay our own closing costs, including title insurance and documentary stamp taxes where applicable.
5.2 Closing Costs
While we cover many closing costs, sellers may still be responsible for certain costs such as:
- Outstanding property taxes (prorated to closing date)
- Homeowners association fees (if applicable)
- Liens or judgments that must be satisfied
- Other costs as specified in the purchase agreement
5.3 No Financing Contingencies
Our purchases are made with cash funds. There are no financing contingencies, appraisals, or mortgage approvals required. This allows for faster closings, typically within 7-60 days.
6. Licensing and Regulatory Disclosures
6.1 General Contractor License
FL Home Buyers LLC holds a Florida General Contractor license (CGC1534000). This allows us to legally perform repairs, renovations, and address code violations on properties we purchase.
6.2 Business Registration
