FL Home Buyers Team

Serving Florida Since 2014

The FL Home Buyers Story

We started FL Home Buyers with a simple mission: Make selling a house in Florida easy, fair, and transparent.

In 2014, we saw too many homeowners getting taken advantage of by "wholesalers" who would make high offers just to lock up a contract, only to cancel at the last minute or demand huge price drops. We wanted to build something different.

We decided to become the actual buyers. By obtaining our General Contractor License, we gained the ability to accurately estimate repairs and handle complex renovations ourselves. This efficiency allows us to pay you more because we don't have to hire expensive middlemen.

Why The License Matters

Accurate Numbers

Most investors guess at repair costs (and guess high to be safe). We know exactly what a roof or AC costs. This precision allows us to offer you a higher, tighter price.

We Can Fix Anything

Unpermitted additions? Fire damage? Structural issues? As licensed contractors, we are legally qualified to fix problems that scare other buyers away.

Faster Renovations

Because we handle the work in-house, we can turn properties around faster. Faster timelines mean lower holding costs, which translates to a better offer for you.

"I didn't want to be just another investor putting signs on telephone poles. I wanted to build a legitimate company that improves neighborhoods and helps people out of tough spots. When I give you an offer, it's backed by real market data and construction experience, not guesswork."

Common Questions About Us

Are you a real company?

Yes. FL Home Buyers is a registered Florida LLC. We have been operating since 2014 and have purchased hundreds of homes across the state. We are rated A+ by the Better Business Bureau.

Where is your office located?

Our main office is in Palm Beach Gardens, and we operate statewide. Because we buy houses all over Florida, we often meet sellers directly at their property or handle everything virtually for out-of-state owners.

Are you real estate agents?

No. We are professional home buyers and licensed contractors. Agents list properties and hope someone buys them. We are the buyers. We buy your house directly from you, which means no listing-agent commission and no buyer mortgage-approval delay.

Do you actually have the cash?

Yes. We can provide bank documentation on request so you can confirm we have funds available to close. We do not need to wait for a bank loan approval.

What does "General Contractor" mean for me?

It means we are experts in construction costs and structural repairs. We can legally pull permits and fix major issues that other investors might be afraid of. This expertise allows us to offer you a better price because we don't have to guess at repair costs.

Do I have to pay you any fees?

Never. We make our profit by renovating the house and reselling it later. You pay zero commissions, zero service fees, and we even cover the standard closing costs.

Are you a "wholesaler"?

We are direct buyers. Many "we buy houses" people just sign a contract and try to sell the paper to someone else. We actually buy the properties, fix them up, and revitalize the neighborhood.

What areas do you serve?

We buy homes in all 67 counties of Florida. We are most active in South Florida (Miami, Broward, Palm Beach), Central Florida (Orlando, Tampa), and Jacksonville, but we can buy anywhere in the state.

How long have you been in business?

Max Cohen has been investing in Florida real estate since 2014. FL Home Buyers was formally established to bring a professional, licensed approach to the cash buying industry.

Can I trust your offer?

Yes. We don't play games. We provide written offers based on real data. We encourage you to show our offer to your attorney or accountant before moving forward.

Florida closing history

The experience behind the advice on this site

The site uses privacy-safe examples from our own closing history. We do not publish seller names, exact house numbers, unit numbers, ZIP codes, personal documents, or exact closing dates on general pages.

That experience matters because the best answer is not necessarily "sell to us." If the house is easy to list and you have time, a retail buyer may be better. If you owe too much, have probate delays, title issues, tenants, HOA balances, or major repairs, the next step is usually comparing net proceeds and closing risk before choosing a path.

Condition and repairs: Brandon, Lehigh Acres, Lake Worth, Fort Myers, and Port Charlotte purchases included repair review before pricing.
Estate and senior-community pressure: Delray Beach, Tequesta, and Palm Beach County examples help inform probate, HOA, and cleanout guidance.
Different Florida markets: records span South Florida, Tampa Bay, Central Florida, Southwest Florida, and North Florida from 2014 through 2026.
What we put in writing: purchase price, seller costs, repair assumptions, title-company closing path, payoff assumptions, and expected timeline after property and title review.
